The following services are included in our standard management services package:
Hire and train on-site property manager, assistant manager, porters, housekeeping and maintenance staff, if necessary. This labor will be billed to the job at cost and is not included in fee.
Review, revise and/or prepare new operating budgets for each fiscal year.
Assist in the preparation, revision and enforcement of Condominium Documents.
Provide monthly rental/association revenues and occupancy reports to accurately track and forecast cash flow.
Authorize all invoices for the property and resolve all invoice disputes and negotiations.
Audit and maintain delinquency for rents, non-sufficient funds, or assessments. Serve proper notices as required by law and handle eviction process, when necessary.
Maintain all laws applicable by Florida Landlord/Tenant Act,
City & County ordinances, and State and Federal safety codes.

Board Meetings and Quarterly Reviews:
The principals of DEMA organize and facilitate monthly, quarterly and annual board meetings as required by State Statutes and to meet the requirements and desires of each client.
Records of each meeting are kept and reproduced; members review and filing as required.
Quarterly and annual reviews will be conducted by the principals with each client and as requested on an interim basis. |
